Keep water out

Waterproofing for balconies, joints, and decks that leak in South Florida.

A stain on the ceiling is rarely the start of the leak. Water in this climate travels through failed caulk, open joints, cracked coatings, and balcony edges. We find the path, then close it.

Who this work is for

Associations with wet-unit complaints after storms. Managers whose SIRS study funded balcony and plaza waterproofing. Homeowners with a leaking terrace. Hospitality properties that cannot shut the door every time it rains. If you already have a coating spec or an engineer’s note, bring it. We work from that.

Why South Florida leaks are different

Wind-driven rain does not sit politely on a deck. It hits vertical joints, window perimeters, and the edge where a balcony meets the slab. Elastomeric paint over dirty stucco is not waterproofing. Neither is a tube of caulk on a joint that has already pulled away. The failure is usually a system: substrate, detail, and coating. Fix one piece and the next storm finds the next hole.

What Shoreline does

We look for the actual water path, not just the stain. That means probing joints, checking window wet seals, and looking at how a deck drains.

Prep is most of the job: grind, prime, and replace failed caulk. Then we install the membrane or coating that matches the substrate, whether that is a balcony, plaza deck, expansion joint, or window perimeter.

Critical details get inspected or flood-tested where it makes sense. After the envelope is closed, paint and coatings go on so the building looks finished, not just sealed.

What this is not

  • We are not a plumber. Interior supply-line leaks and clogged drains are a different trade.
  • We do not sell a miracle paint that waterproofs a building with open joints.
  • Below-grade work is scoped only when we can actually reach and prepare the substrate.

Envelope work is performed by Shoreline Design Contractor Services under Florida license CGC1533739.
