Occupied-site ready
Commercial and hospitality painting without shutting the property down.
Hotels, restaurants, and managed properties need the work done on a schedule, without a guest complaint log. We phase occupied sites, document progress for ownership, and keep paint, concrete, and waterproofing under one contractor.

Who this work is for
General managers who cannot close the lobby. Restaurant operators who need the dining room back before service. Asset managers with a brand standard and a calendar. Commercial buildings where the sidewalk still has to work. If you have a night window, we will use it.
Occupied commercial work is a logistics job
A hospitality facade is not a vacant house. Access, noise, parking, and guest paths decide whether the job is survivable. Painting over a leaking canopy or a spalled entry slab just sets up the next shutdown. The useful contractor is the one who can restore, waterproof, and finish on a phase plan the GM will actually sign.
What Shoreline does
We align scope with managers and brand standards before anyone hangs a banner. Common areas, exteriors, and suites are sequenced around occupancy.
Night and phased work when the property needs it. Progress is photographed so ownership can see the building without walking every floor.
When the structure or envelope is part of the problem, concrete restoration and waterproofing stay on the same schedule as the paint. Recurring maintenance programs are available after the capital job so you are not back in emergency mode in 18 months.
What this is not
- We are not a general contractor for a gut renovation of FF&E, kitchens, or life safety.
- We do not run the hotel. We work inside the hours you give us.
- National rollouts with a mandated low-bid painter are a poor fit if prep is not in the spec.
Commercial scopes are performed under Florida Certified General Contractor license CGC1533739.
